The Modern Breakfast | Complimentary
Join us at our communal table for breakfast and lively conversation. Our chef, Roxanne, serves eggs and omelets made to order, homemade granola, fresh fruits, yogurt, baked goods, juices, tea, and coffee among other seasonal items. Breakfast hours are 7am to 10am Tuesday through Friday and 8am to 10am Saturday through Monday. Please let us know of any dietary restrictions when you book and when you check in. We’d be happy to make additional options for you.
Longer Term Packages | prices vary
If you find you need to stay in Houston for longer than a week then we have a number of options to help your stay both cost effective and comfortable. Take a look at what we have on offer here.
The Romance Package | $125
Includes roses, chocolates, candles, and a bottle of wine or champagne in your room.
The Birthday Package | $125
Includes balloons, a fun flower arrangement, and a small cake.
All packages may be customized with a favorite flower, candy, or wine/champagne. Cost for customizations will depend on the price of requested items. Packages may be combined and modified to suit your needs. All packages are subject to availability and must be scheduled at time of booking. All prices subject to change. Longer Term and Corporate Accommodations
If your stay is likely to be more than one week then often traditional hotels are not ideal. Longer term accommodation can be harder to find but is often not only more cost effective but also much more comfortable, whether you are on your own or with your family or other group.
Here at the Modern B&B we can help. Whether you are in Houston for a longer stay because of personal, professional or company reasons we offer a range of options, starting from a single bedroom, right through to one, two or three bedroom units and houses, with full amenities.
All of our properties are superbly located in the Montrose area, within easy reach of Rice University, the University of St. Thomas, Downtown, the George R Brown Convention Center, the Medical Center, Hermann Park and the Museum District. Montrose is incredibly convenient – you can walk to grocery stores, restaurants, museums and night life as well as being within a mile or two of some of the city’s best outdoor amenities, the Buffalo Bayou trails and Memorial Park.

Yes, there is free parking in our driveways and on the street (watch for no parking signs near the corners). Modern Bed and Breakfast is in one of the most walkable neighborhoods in Houston. You can easily walk to restaurants and entertainment from the B&B. Ride sharing services, such as Lyft and Uber, are convenient alternative options.

If you have not paid, call 832-279-6367 or come to the main building to pay. Otherwise, just leave your room door open and your key in the doorknob or on the desk.

Our fruit smoothies are both vegan and gluten free.
Our homemade granola is another great vegan option that we have on hand everyday.
We serve eggs or omeletes any way you want, and they are gluten free.

Yes, we have a cat named Hoover. He loves to go in and out. Feel free to open the door for him. He is trained to only enter 4003 and 4001 Hazard buildings. If you are allergic to cats, we can make sure you stay in a different building.
Yes, every room has it’s own bathroom. Our Mod 2 and Mod 3 rooms have stairs which go up to the bathrooms as they are not directly in the room, but even these bathrooms are not shared.
Yes and it’s free.
Yes! We can offer special prices for longer term stays at the B&B if you simply want a room, or we can offer 1, 2, 3 or 4 bedroom units and houses with all the comforts of a home away from home.
